2018 |Port Praski III | Warsaw

location: Havel Square, Warsaw | floor area: 15,773 m²

This mixed-use residential and service building is located in the Port Praski investment project, which is one of the largest property development projects under construction in Europe. This investment project spans nearly forty hectares in the very center of Warsaw near the Vistula river, the Old Town, the National Stadium and the Copernicus Science Center. Port Praski is a multi-functional city heralding a new generation and consisting of four districts: residential Old Praga, luxurious Docks sporting a marina, business and commercial City and Media Park. Green areas spanning nearly five hectares adorn this investment project to foster leisure time for all residents of Warsaw. Port Praski’s location in the vicinity of two underground stations, a railway station, numerous public transport stops and city bicycle stations offers another advantage in the form of excellent transport links to other parts of the city.
This building is close to Port Praski’s wet docks at Havel Square. We designed it as a modern elegant tenement building in the city center. The quality of materials used for facades and the crafted details set the bar for the building’s high standard and the quality of the quarter under construction. The building consists of three tenement houses grounded on a single slab with a shared garage. Each tenement house has its own individual nature obtained by using different materials and creating individual architectural details. We paid special attention to designing the space around the building in the vicinity of Havel Square. The building’s ground plan molds and supplements the ruled urban composition of a cozy city square acting as a meeting place for the new district’s residents. The planned widening of the sidewalk on Krowia street enriched with a unique clinker texture (corresponding to the facade of the tenement house in the middle) creates an elegant public space.
